So much can depend on the weather! It seems silly in modern times, with the accessibility of information at everyone's finger tips. And yet, consider that last year during a historic cold-spell in February, real estate seemed to shut down. For a little while, anyway. Transactions closed in March of 2021 were down significantly. That's most likely a reflection of fewer contracts written during that cold snap. Fewer homes coming on the market, fewer buyers getting out to see them. It picked up rather quickly after that, however. Homes sold in April and May exceeded those in 2020.
So that begs the question: When does the Spring Market actually begin? While no one can accurately predict a long-range forecast, when the temperature begins to rise above 50, as it is this January, then the Spring Market literally begins now! A few cold days can still dampen things, but if this unseasonably warm weather continues, then you can count on buyers ramping up their home searches. As well as I can predict anything, I'm anticipating this to be the case this year. Warm weather will translate to more listings and lots of activity!
